Job Summary and Qualifications

Seeking a Director of Real Estate for Methodist Healthcare System who is responsible for the planning and execution of real estate transactions for all Methodist Healthcare System sites of care, including hospitals, FSERs, urgent care centers, medical office buildings (MOBs), and ASCs. The Director will work with system personnel on various property issues including title, easements, zoning, and leasing. The leader is responsible for operations and financial performance of property management initiatives across Methodist Healthcare System (MHS). This job involves communication with third party property managers, interface with various HCA corporate departments, and system/hospital management teams. The Director is expected to consolidate lease compliance reporting as well as review and approval of all lease transactions that fall outside of Standard Business Lease terms. The Director oversees all lease negotiations across MHS that involve a 3rd party physician as well as other lease transactions as assigned. The leader is expected to make sure every lease transaction meets all criteria related to Stark, Anti-kickback, and HCA’s Corporate Integrity Agreement. In addition, the Director is to review all MHS tenant leases within the health system, prior to seeking and queuing the contract into the approval process. The Director is responsible for providing oversight and resolution of real estate related compliance issues that have been identified. What You Will Do In Your Role:

Transaction Management

  • Responsible for working with MHS hospitals and division personnel to identify, negotiate, and contract for the real estate assets required to implement strategic initiatives in the market.

  • Hire brokers to identify alternative property sites for MHS hospitals, FSERs, urgent care centers, medical office buildings, and ASC locations.

  • Recommends sites to MHS/HCA leadership across the enterprise.

  • Negotiates terms and conditions of each transaction and directs brokers, engineers, title company, and attorneys to complete the closings.

  • Responsible for all due diligence on properties prior to the closing of the acquisition.

  • Responsible for internal approval of funds for the acquisition.

  • Negotiates all lease terms and conditions for various asset types and processes the leases for execution.

  • Responsible for garnering the appropriate internal approvals of all lease transactions, following the HCA and MHS approval processes.

Asset Management

  • Responsible as the MHS asset manager for medical office buildings owned by MHS/HCA at each hospital campus or off-site locations within Methodist Healthcare System.

  • Directs the property management company in the daily dealings with building tenants including lease space issues, negotiations of new leases and lease renewals, and identification and resolution of compliance issues according to MHS/HCA policies.

  • Responsible for achieving net operating income and building expense goals.

  • Participates in monthly asset manager calls to report on issues and activities within the MHS medical office building portfolio.

  • Meets with property managers and hospital senior management to discuss leasing strategies and prospects for the medical office buildings on campus.

What qualifications you will need:

  • Bachelor’s Degree in business administration, health administration, or a related field required.

  • Minimum of 7 years in real estate, finance, or a related area.

  • Prior experience in healthcare related real estate.

  • Employee completes initial and ongoing training and competencies as defined by service line, facility and department/unit which are specific to the needs of the patient population served (if applicable).

  • Demonstrate vision, initiative, stamina, intelligence, assertiveness, strong interpersonal skills, and results orientation.

  • Demonstrate superb analytical skills; extensive knowledge of scenario planning and futures thinking as well as financial management.

  • Highly skilled at identifying information resources, research methods, and data analysis to support fact-based decision making.

  • Intellectual inquisitiveness with a desire to create practical/ innovative solutions.

  • Ability to work independently and yet facilitate collaboration when indicated.

  • Proficient in Microsoft Office applications.

  • Ability to communicate clearly and concisely, both verbally and in writing.

  • Excellent time management and organizational skills. Must possess outstanding project management and problem-solving skills.
